Applying for a Property

All applications are completed online. You will be required to provide:

Identification
Photo ID
Passport, driver’s licence, Medicare card, or student card

Proof of Income
Payslips
Bank statements
Employment letter or contract

Rental History
Agent or personal references
Tenant ledger (if applicable)

Bond & Entry Costs

A bond is a form of security. You are required to pay an amount equal to 4 weeks rent and is paid by the tenant and lodged with the RBO directly. It is a fast and convenient way to ensure lodgement and refund of bond money in a secure process.

Before collecting the keys, tenants are required to pay: A minimum of two weeks’ rent in advance and four weeks’ rent as bond

Your Tenancy Agreement

Your tenancy agreement is a legally binding document, so it is important to read it carefully.

  • Signing of lease agreements will be conducted at the premises with E Signature’s.
  • Both parties receive the signed agreement instantly.
  • A digital condition report will be provided within one day of moving in.
  • Tenants must return a copy of the condition report within 7 days, indicating your agreement or disagreement. This report will be used as evidence at the end of the tenancy if there are any disputes.
Tenant Rights & Responsibilities

Your Rights:

  • Privacy, with access only as permitted by law
  • A property in reasonably clean condition
  • Timely repairs and maintenance

Your Responsibilities:

  • Pay rent on time
  • Keep the property reasonably clean
  • Avoid illegal activities on the premises
  • Not cause interference with the peace, comfort and privacy of your neighbours
  • Report maintenance issues promptly
Payment of Rent and Utilities

Rent must be paid by the due date, one week in advance, using the nominated payment system.

Under the terms of the standard residential tenancy agreement, tenants are responsible for gas, electricity, and water usage charges where the property is separately metered.

Termination and End of Tenancy

Tenants have clear rights and processes for ending a lease. This includes:

  • Ending your tenancy – Following the notice periods set out in your lease and the Residential Tenancies Act.
  • Breaking a lease – Early termination may be possible; fees or conditions may apply.
  • Changing a shared tenancy – Adding or removing tenants requires written approval and updating the lease agreement.

Making Alterations

Minor alterations such as picture hooks are generally allowed. Any structural changes including painting or installing fixtures must be approved in writing by the landlord.

Pests and Vermin

Tenants are responsible for keeping the property free from infestations. Report any pests immediately through the Tenant Portal and we will determine responsibility for extermination.

Your safety is our priority. If you are experiencing domestic violence, you have rights as a tenant under the Residential Tenancies Act. This includes the ability to end your tenancy early or request changes to your living arrangements.
